DECIDING

What Actually Happens on Job Day

No surprises. Here is exactly how a day on your property goes.

Before we arrive

Vehicles need to be off the work area, so plan parking elsewhere for the day and through the cure. If sprinklers run near the pavement, shut them off the night before and the night after.

For commercial and association work we will have agreed the phasing and notices in advance, so tenants and residents know which area closes when.

Preparation, which is most of it

The crew sweeps and blows the surface down to sound pavement, cuts back anything growing at the edges, and treats spots where oil has softened the asphalt. Cracks get cleaned out and sealed with hot rubberized material.

This is the unglamorous part and it is the part that determines how long the job lasts. A coating is only as good as what it went onto.

Application and cure

Sealer goes down after the prep. You will smell it, which is normal and fades as it cures. The area gets coned or barricaded and stays closed to traffic, typically at least twenty-four hours and longer in shade or cool weather.

Take it slow on the fresh surface at first. Turning a wheel while parked on a young coating will scuff it, and that kind of mark is not a defect in the work.

Striping and finish

If the job includes markings, they go on after the surface has cured, not before. Most areas are usable the same day the paint goes down, since traffic paint sets quickly in summer conditions.

We will give you specific timing for your property before the crew shows up, based on the actual weather that week rather than a generic number.

Afterward

Ease through turns for the first week, keep sprinklers off the fresh surface, and expect the colour to lighten slightly as it fully cures. That is normal.

If something looks wrong, call rather than wait. We are twenty minutes away, not three states away, and problems are cheaper to look at early.
