OLD GREENWOOD · SINCE 1965

Private and association road sealcoating in Old Greenwood.

Old Greenwood is a short run east from the yard, right off the Interstate 80 corridor through Truckee. Robert E. Sutton Co. works out of Truckee, licensed in California and Nevada, and private road sealcoating is one of the three things we do. Call (530) 587-4161.

What the work involves

Association road networks get assessed segment by segment, then sealed on a rotation so no single season carries the whole cost and no stretch of road goes a decade bare. Crack sealing runs across the whole network annually underneath that rotation.

Why it matters at this elevation

Sealer is the layer that takes the abuse so the asphalt does not. High-altitude sun oxidizes the binder that holds asphalt together, and once that binder dries out the surface starts to ravel and crack. A coat of sealer absorbs that UV instead, and it sheds the water that would otherwise soak in and freeze.

In the low 6,000s the season is real but not generous. Pavement at this elevation usually needs the snow gone and the base genuinely dry before sealer will bond, which in most years puts the start in June. Fall closes the window early too, so crack work is the piece that has to happen before the weather turns.

How the job runs

A typical job runs clean, crack seal, coat, then cure. Cure time is the part owners underestimate. Vehicles stay off at least a day, longer if the pavement is shaded or the nights are cool, and turning a wheel while parked on a young coating will scuff it.

Old Greenwood pavement specifically

Private road networks, clubhouse and amenity lots, cart paths, and member driveways. The mix means a season here often combines sealcoating on the roads with striping on the lots and crack work across everything.

Old Greenwood is east of downtown Truckee, close to the Interstate 80 interchange, another golf-centered community with private roads, amenity pavement, and residential drives running off them. Proximity to the freeway makes this one of the more accessible communities we work, which matters at the end of a season when the calendar is tight and weather is closing the window on higher ground.

Sealing is the part of the program that shows, but it only earns its keep on pavement that is still structurally intact. That assessment comes before the price.

Old Greenwood sits at roughly 5,900 feet, and the pavement around it behaves accordingly. More on the area on our Old Greenwood service area page. We work the same corridor through Gray’s Crossing, Truckee, Glenshire, Prosser, and the pavement guides go deeper on the physics if you want it.

Questions

Do you do private road sealcoating in Old Greenwood?

Yes. Old Greenwood is inside our regular service area out of Truckee, and private road sealcoating is core work for us. Call (530) 587-4161 or send a request and we will get it scoped.

How long is my pavement out of service?

For most jobs, a day of work plus cure time before traffic returns, longer in shade or cool weather. Larger properties get phased so part of the pavement stays usable throughout.

Do you handle the whole job or subcontract it?

Our own crew does the work. Four people with a great deal of Sierra pavement between them, out of the Truckee yard. That is also why the schedule is finite and why booking early matters.
