Private and association road sealcoating in Norden.

What the work involves

Association road networks get assessed segment by segment, then sealed on a rotation so no single season carries the whole cost and no stretch of road goes a decade bare. Crack sealing runs across the whole network annually underneath that rotation.

Why it matters at this elevation

Sealcoating up here is protection, not decoration, although the black finish is a fair bonus. It shields the asphalt binder from ultraviolet light, closes off the fine surface porosity that lets water wick in, and gives plow blades a sacrificial surface to scrape instead of the pavement.

At nearly 6,800 feet and up, winter is the default condition and summer is the exception. Pavement spends a large share of the year buried, then spends spring cycling through melt and hard overnight freezes. Crack sealing before the snow is the single most valuable thing that happens to asphalt up here.

How the job runs

The order of operations is what makes it last. The surface gets cleaned down to sound pavement, oil spots get treated so the sealer will bond over them, cracks get sealed first, and then the coating goes on. Skipping prep is how a sealcoat ends up peeling inside a year.

Norden pavement specifically

This is the highest pavement we regularly maintain, and the numbers tell the story. Snow arrives sooner, leaves later, and sits deeper here than anywhere else on our list. Sealing has a narrow window at this elevation. Crack work before the snow is the piece that actually protects the asphalt through the winter.

Norden is the top of the line — the highest community we serve, beside the rail sheds on Donner Summit. Norden work is summit work: a short season, heavy equipment wear, and pavement that has to shed meltwater fast.

A coating on this pavement is protection against sun and water, not a repair. Where the surface has gone past protection, we say so rather than paint over it.

Questions

How long is my pavement out of service?

For most jobs, a day of work plus cure time before traffic returns, longer in shade or cool weather. Larger properties get phased so part of the pavement stays usable throughout.

Do I need anything done before the private road sealcoating?

Usually cracks. Sealing a surface without closing the cracks first leaves the water a way in under a nice new finish. We handle both, and we sequence them in the right order.

Can I see what needs doing before committing?

Yes. We walk the pavement, tell you what condition it is in, and separate what needs doing now from what can wait a season. Plenty of pavement is not ready to need us yet and we say so when that is true.
