MARTIS CAMP · SINCE 1965

Private and association road sealcoating in Martis Camp.

Martis Camp is off Highway 267 in Martis Valley, an easy run from the yard and a bit lower than the ridge communities above it. Robert E. Sutton Co. works out of Truckee, licensed in California and Nevada, and private road sealcoating is one of the three things we do. Call (530) 587-4161.

What the work involves

Association road networks get assessed segment by segment, then sealed on a rotation so no single season carries the whole cost and no stretch of road goes a decade bare. Crack sealing runs across the whole network annually underneath that rotation.

Why it matters at this elevation

Sealer is the layer that takes the abuse so the asphalt does not. High-altitude sun oxidizes the binder that holds asphalt together, and once that binder dries out the surface starts to ravel and crack. A coat of sealer absorbs that UV instead, and it sheds the water that would otherwise soak in and freeze.

This elevation sits in the middle of our range. Snow clears later than it does in town and earlier than it does on the summit, and the practical result is a working window measured in weeks rather than months. Booking ahead matters more here than most owners expect the first year.

How the job runs

The order of operations is what makes it last. The surface gets cleaned down to sound pavement, oil spots get treated so the sealer will bond over them, cracks get sealed first, and then the coating goes on. Skipping prep is how a sealcoat ends up peeling inside a year.

Martis Camp pavement specifically

The pavement here is newer than most of what we maintain, and it is held to a standard. Long private drives, association roadways, and amenity lots where finish quality is part of the point. Newer asphalt is exactly the pavement that pays the most from staying on a maintenance cycle instead of waiting for problems.

We work to the community’s standards and schedule quietly around residents.

For a coating to be worth applying here, the surface underneath has to be sound and the cracks have to be closed first. We check both before quoting a seal.

Martis Camp sits at roughly 6,000 feet, and the pavement around it behaves accordingly. More on the area on our Martis Camp service area page. We work the same corridor across the Truckee area, and the pavement guides go deeper on the physics if you want it.

Questions

Will private road sealcoating fix pavement that is already breaking up?

No, and we will say so plainly. Surface work protects sound pavement. If an area has failed down into the base it needs repair or replacement, which is paving work, and we do not pave. We will tell you which areas are which.

Do I need anything done before the private road sealcoating?

Usually cracks. Sealing a surface without closing the cracks first leaves the water a way in under a nice new finish. We handle both, and we sequence them in the right order.

Is there a minimum job size?

No. Driveways are a large share of what we do and small jobs get grouped efficiently on the schedule. The thing that makes a small job hard is calling in late August, not the size of it.
