CRYSTAL BAY · SINCE 1965
Parking lot striping in Crystal Bay.
Crystal Bay is the first stop over the Nevada line on Highway 28, right where the state boundary crosses the shore. Robert E. Sutton Co. works out of Truckee, licensed in California and Nevada, and parking lot striping is one of the three things we do. Call (530) 587-4161.
What the work involves
Layout, stalls, arrows, and legends, painted to hold up against plow blades and traction sand. Striping over fresh sealcoat is also the cheapest moment there will ever be to fix a layout that was not working.
Why it matters at this elevation
Striping is the guidance system of a property, and when it fades the property stops working the way it was laid out. Stalls get ambiguous, accessible spaces stop reading as accessible, and marked lanes stop being enforceable. It is one of the cheapest line items in maintenance and one of the most visible.
In the low 6,000s the season is real but not generous. Pavement at this elevation usually needs the snow gone and the base genuinely dry before sealer will bond, which in most years puts the start in June. Fall closes the window early too, so crack work is the piece that has to happen before the weather turns.
How the job runs
Layout comes before paint. We reference the existing configuration before it disappears, confirm stall dimensions and aisle widths, and place accessible spaces where they belong rather than where they happened to be. Then lines go down on clean dry pavement.
Crystal Bay pavement specifically
Casino and lodging lots on the Nevada side of the line, plus the residential streets behind them. We are licensed in Nevada as well as California, so pavement that straddles the state line is a scheduling question rather than a legal one.
Crystal Bay sits directly on the California–Nevada line at the north shore’s east corner — casino-corridor lots on Highway 28 and hillside homes above them. Nevada work is native territory for us: Nevada license #29573, class A-8, the state’s specific classification for sealing and striping.
Striping is the last step in the sequence. If the surface is due for sealing, the lines go on after that rather than before, so they are not buried a season later.
Crystal Bay sits at roughly 6,240 feet, and the pavement around it behaves accordingly. More on the area on our Crystal Bay service area page. We work the same corridor across the Truckee area, and the pavement guides go deeper on the physics if you want it.
Questions
How often should this be repeated in Crystal Bay?
Crack work is close to annual up here because every winter opens something new. Surface and striping work runs on a cycle measured in a few years, shorter on plowed and heavily used pavement.
Will parking lot striping fix pavement that is already breaking up?
No, and we will say so plainly. Surface work protects sound pavement. If an area has failed down into the base it needs repair or replacement, which is paving work, and we do not pave. We will tell you which areas are which.
Do you work with property managers and boards?
Regularly. Association and managed properties get condition notes segment by segment, phased scheduling so access stays open, and work sequenced around approval cycles that do not move at contractor speed.
