SODA SPRINGS · SINCE 1965
Parking lot sealcoating in Soda Springs.
Soda Springs is west of Donner Lake on Interstate 80, up and over the summit. Robert E. Sutton Co. works out of Truckee, licensed in California and Nevada, and parking lot sealcoating is one of the three things we do. Call (530) 587-4161.
What the work involves
A lot gets the same treatment as a driveway on a bigger scale and a tighter schedule. Clean, crack seal, sealcoat, restripe. Most occupied lots get phased in sections so the property keeps working while the sealer cures.
Why it matters at this elevation
Sealcoating up here is protection, not decoration, although the black finish is a fair bonus. It shields the asphalt binder from ultraviolet light, closes off the fine surface porosity that lets water wick in, and gives plow blades a sacrificial surface to scrape instead of the pavement.
Up at the top of the range pavement spends more of the year covered than exposed. That sounds protective and is not. Snowmelt keeps the base saturated for weeks, and the surface cycles through freezing and thawing every clear day of the shoulder seasons.
How the job runs
Prep is most of the labor. Sweeping and blowing the surface, cutting back whatever is growing at the edges, treating spots where oil has softened the asphalt, and closing the cracks. The sealer itself is the fast part, and it performs exactly as well as the surface it went onto.
Soda Springs pavement specifically
Summit country pavement: small commercial, lodging, and cabin drives that spend a large share of the year under snow. The working window up here is the shortest we deal with, so anything scheduled at this elevation gets booked early rather than fit in late.
Asphalt up here without a maintenance schedule simply doesn’t make it. The Donner Summit Public Utility District is on our client list.
Sealing is the part of the program that shows, but it only earns its keep on pavement that is still structurally intact. That assessment comes before the price.
Soda Springs sits at roughly 6,768 feet, and the pavement around it behaves accordingly. More on the area on our Soda Springs service area page. We work the same corridor across the Truckee area, and the pavement guides go deeper on the physics if you want it.
Questions
How do you price parking lot sealcoating?
By looking at it. Condition and square footage drive the scope, so we walk the pavement rather than quoting blind. Call us and we go from there.
When can parking lot sealcoating actually be done in Soda Springs?
Inside the mountain season, roughly June through September. The work needs warm, dry pavement, and at this elevation that window is real. Booking in spring is how people get the dates they want.
Can I see what needs doing before committing?
Yes. We walk the pavement, tell you what condition it is in, and separate what needs doing now from what can wait a season. Plenty of pavement is not ready to need us yet and we say so when that is true.
