Parking lot sealcoating in Norden.

Norden sits on old Donner Pass Road at the top of the summit, above Soda Springs and reached the same way, west on I-80. Robert E. Sutton Co. works out of Truckee, licensed in California and Nevada, and parking lot sealcoating is one of the three things we do. Call (530) 587-4161.

What the work involves

A lot gets the same treatment as a driveway on a bigger scale and a tighter schedule. Clean, crack seal, sealcoat, restripe. Most occupied lots get phased in sections so the property keeps working while the sealer cures.

Why it matters at this elevation

Asphalt is rock held together by an oil binder, and that binder is what weather attacks first. Sun dries it out, water works at it, and a dried out binder lets the surface ravel apart grain by grain. Sealer takes that punishment so the binder underneath stays flexible longer.

Up at the top of the range pavement spends more of the year covered than exposed. That sounds protective and is not. Snowmelt keeps the base saturated for weeks, and the surface cycles through freezing and thawing every clear day of the shoulder seasons.

How the job runs

The order of operations is what makes it last. The surface gets cleaned down to sound pavement, oil spots get treated so the sealer will bond over them, cracks get sealed first, and then the coating goes on. Skipping prep is how a sealcoat ends up peeling inside a year.

Norden pavement specifically

This is the highest pavement we regularly maintain, and the numbers tell the story. Snow arrives sooner, leaves later, and sits deeper here than anywhere else on our list. Sealing has a narrow window at this elevation. Crack work before the snow is the piece that actually protects the asphalt through the winter.

Norden is the top of the line — the highest community we serve, beside the rail sheds on Donner Summit.

For a coating to be worth applying here, the surface underneath has to be sound and the cracks have to be closed first. We check both before quoting a seal.

Norden sits at roughly 6,900 feet, and the pavement around it behaves accordingly. More on the area on our Norden service area page. We work the same corridor across the Truckee area, and the pavement guides go deeper on the physics if you want it.

Questions

Do you do parking lot sealcoating in Norden?

Yes. Norden is inside our regular service area out of Truckee, and parking lot sealcoating is core work for us. Call (530) 587-4161 or send a request and we will get it scoped.

Do I need anything done before the parking lot sealcoating?

Usually cracks. Sealing a surface without closing the cracks first leaves the water a way in under a nice new finish. We handle both, and we sequence them in the right order.

What makes mountain pavement work different?

The season and the freeze cycle. Four working months instead of eight, snow load and plow traffic all winter, and a daily freeze and thaw swing that pries at anything left open. Maintenance schedules that work in the valley run behind up here.
