What the work involves
A lot gets the same treatment as a driveway on a bigger scale and a tighter schedule. Clean, crack seal, sealcoat, restripe. Most occupied lots get phased in sections so the property keeps working while the sealer cures.
Why it matters at this elevation
Asphalt is rock held together by an oil binder, and that binder is what weather attacks first. Sun dries it out, water works at it, and a dried out binder lets the surface ravel apart grain by grain. Sealer takes that punishment so the binder underneath stays flexible longer.
Elevation in this range shortens the season on both ends. Snow shows up before the fall work window really closes, and it hangs on well past the point the calendar calls spring. Anything requiring cure time belongs in the middle of summer at this height.
How the job runs
Prep is most of the labor. Sweeping and blowing the surface, cutting back whatever is growing at the edges, treating spots where oil has softened the asphalt, and closing the cracks. The sealer itself is the fast part, and it performs exactly as well as the surface it went onto.

Incline is a full community in its own right: district facilities, commercial lots, and a large residential network stepping up the hillside. Being licensed in Nevada under 29573 is what lets us work here at all, and most Incline projects get planned rather than squeezed in.
HOA road networks, commercial lots, and single driveways all schedule on our regular Incline rounds.
For a coating to be worth applying here, the surface underneath has to be sound and the cracks have to be closed first. We check both before quoting a seal.
