AGATE BAY · SINCE 1965
Parking lot sealcoating in Agate Bay.
Agate Bay is reached the usual north shore way, over Brockway Summit on Highway 267 and then west along the lake on 28. Robert E. Sutton Co. works out of Truckee, licensed in California and Nevada, and parking lot sealcoating is one of the three things we do. Call (530) 587-4161.
What the work involves
A lot gets the same treatment as a driveway on a bigger scale and a tighter schedule. Clean, crack seal, sealcoat, restripe. Most occupied lots get phased in sections so the property keeps working while the sealer cures.
Why it matters at this elevation
Sealer is the layer that takes the abuse so the asphalt does not. High-altitude sun oxidizes the binder that holds asphalt together, and once that binder dries out the surface starts to ravel and crack. A coat of sealer absorbs that UV instead, and it sheds the water that would otherwise soak in and freeze.
At this height the calendar is the constraint. The base needs to be genuinely dry before sealer will bond, and up here that usually is not until well into June. Work that has to cure gets scheduled early in the window rather than gambled on the end of it.
How the job runs
A typical job runs clean, crack seal, coat, then cure. Cure time is the part owners underestimate. Vehicles stay off at least a day, longer if the pavement is shaded or the nights are cool, and turning a wheel while parked on a young coating will scuff it.
Agate Bay pavement specifically
Residential drives and small commercial pavement. Shaded surfaces are the theme, which slows curing on job day and means pine litter and organic staining get cleared as part of the prep rather than left in place.
Agate Bay sits on the north shore between Carnelian Bay and Tahoe Vista, a stretch of lakefront and near-shore property along Highway 28.
Sealing is the part of the program that shows, but it only earns its keep on pavement that is still structurally intact. That assessment comes before the price.
Agate Bay sits at roughly 6,240 feet, and the pavement around it behaves accordingly. More on the area on our Agate Bay service area page. We work the same corridor across the Truckee area, and the pavement guides go deeper on the physics if you want it.
Questions
How often should this be repeated in Agate Bay?
Crack work is close to annual up here because every winter opens something new. Surface and striping work runs on a cycle measured in a few years, shorter on plowed and heavily used pavement.
Do you do parking lot sealcoating in Agate Bay?
Yes. Agate Bay is inside our regular service area out of Truckee, and parking lot sealcoating is core work for us. Call (530) 587-4161 or send a request and we will get it scoped.
Do you handle the whole job or subcontract it?
Our own crew does the work. Four people with a great deal of Sierra pavement between them, out of the Truckee yard. That is also why the schedule is finite and why booking early matters.
