What the work involves
A lot gets the same treatment as a driveway on a bigger scale and a tighter schedule. Clean, crack seal, sealcoat, restripe. Most occupied lots get phased in sections so the property keeps working while the sealer cures.
Why it matters for general contractors
Pavement finish work lands at the end of a project when the schedule is tight, and it is often the visible last step before turnover.
The reason general contractors keep sealing on the calendar is that the alternative is not 'do nothing'. It is 'pay for repair later', and repair is a different order of expense.
How the job runs
We work to the weather rather than against it. Sealer needs warm dry pavement going down and dry hours behind it, so a job gets moved rather than forced when a storm builds. A rushed application in marginal conditions costs an owner more than the delay ever did.
GCs do best when the sub reads from the civil plans, flags conflicts in the field before paint goes down, and is reachable a season later for the first seal.
Why it matters at this elevation
Asphalt is rock held together by an oil binder, and that binder is what weather attacks first. Sun dries it out, water works at it, and a dried out binder lets the surface ravel apart grain by grain. Sealer takes that punishment so the binder underneath stays flexible longer.
What a job usually looks like
On a project, our scope lands at closeout: markings laid out from the civil plans, conflicts flagged in the field before paint goes down, and documentation that clears the file. New asphalt gets its first seal the following season, which we can schedule at turnover.
GC work runs to the construction calendar until the mountain calendar says otherwise. If striping is scheduled for October we will say plainly whether it can be done or whether it belongs in spring, in advance rather than at inspection.

Is there a minimum job size?
No. Driveways are a large share of what we do and small jobs get grouped efficiently on the schedule. The thing that makes a small job hard is calling in late August, not the size of it.

Regularly. Association and managed properties get condition notes segment by segment, phased scheduling so access stays open, and work sequenced around approval cycles that do not move at contractor speed.
