What the work involves

Sealcoating a driveway means cleaning the surface, treating what needs treating, sealing the cracks, and rolling OverKote sealer over the top. It is the coating that takes the sun and the plow wear instead of your asphalt taking it.

Why it matters at this elevation

The point of sealing at this elevation is water. Every drop that soaks into asphalt is a candidate for freezing, and frozen water expands and breaks pavement from the inside. Sealer keeps most of that water on the surface where it can drain away, and it takes the plow and sun wear that would otherwise land on the asphalt itself.

This is among the lower ground we work, and elevation buys a little grace. Snow leaves sooner, the base dries sooner, and jobs here are often the first ones on the calendar in early summer. The tradeoff is that a longer stretch of days near the freezing line means more freeze and thaw cycles, and every one of them works on whatever is already open.

How the job runs

A typical job runs clean, crack seal, coat, then cure. Cure time is the part owners underestimate. Vehicles stay off at least a day, longer if the pavement is shaded or the nights are cool, and turning a wheel while parked on a young coating will scuff it.

Truckee pavement specifically

Truckee pavement runs the whole range. Downtown commercial lots that see delivery trucks and winter foot traffic, older residential drives on the streets off Donner Pass Road, and district facilities on the public side. That mix means a season here is rarely all one kind of work.

Same-week estimates are the norm in town during the season, and our client list includes the Town of Truckee itself along with the fire, sanitary, school, and airport districts. Truckee is home base — Robert Sutton founded the company here in 1965, and the shop has answered the same phone number in town ever since.

For a coating to be worth applying here, the surface underneath has to be sound and the cracks have to be closed first. We check both before quoting a seal.
