Hot rubberized crack sealing in West Truckee.

West Truckee runs along the Donner Pass Road corridor between downtown and the lake, five minutes from the yard. Robert E. Sutton Co. works out of Truckee, licensed in California and Nevada, and crack sealing is one of the three things we do. Call (530) 587-4161.

What the work involves

Cracks get cleaned out and filled with hot rubberized sealant that stays flexible through the freeze and thaw cycles. It is the highest-value pavement work at this elevation, because it stops water before water becomes ice inside your pavement.

Why it matters at this elevation

Filling cracks is not cosmetic work. The asphalt is only the wearing surface. The load is carried by the compacted base underneath, and that base fails when it gets wet and freezes. Cracks are how it gets wet, which makes sealing them structural work in everything but name.

At roughly 5,900 feet, this pavement runs through the full mountain freeze-thaw cycle every winter. Pavement here dries out earlier in the spring than the ridge communities do, which usually means the working season opens a few weeks sooner. That does not make it mild. It still cycles through freezing and thawing constantly on both shoulders of winter, and that cycling is what opens cracks.

How the job runs

Sequence matters against the calendar too. Cracks sit at their narrowest in summer heat, so material placed then gets compressed rather than stretched when winter opens things back up. That is easier on the seal and it lasts longer for it.

West Truckee pavement specifically

A mix of commercial frontage on the corridor and residential streets behind it. Being this close to the yard means small jobs can be grouped efficiently, which is worth knowing if the driveway only needs a crack pass rather than a full treatment.

Driveways here are classic Truckee: mid-century asphalt that’s survived decades because somebody maintained it. West Truckee runs out Donner Pass Road toward the lake — Gateway, the older neighborhoods above the river, and the commercial strip that serves them.

Cracks here get treated as the priority item rather than the add-on, because the water they let in is what takes pavement apart at this elevation.

West Truckee sits at roughly 5,850 feet, and the pavement around it behaves accordingly. More on the area on our West Truckee service area page. We work the same corridor across the Truckee area, and the pavement guides go deeper on the physics if you want it.

Questions

Do you do crack sealing in West Truckee?

Yes. West Truckee is inside our regular service area out of Truckee, and crack sealing is core work for us. Call (530) 587-4161 or send a request and we will get it scoped.

Will crack sealing fix pavement that is already breaking up?

No, and we will say so plainly. Surface work protects sound pavement. If an area has failed down into the base it needs repair or replacement, which is paving work, and we do not pave. We will tell you which areas are which.

Do you work with property managers and boards?

Regularly. Association and managed properties get condition notes segment by segment, phased scheduling so access stays open, and work sequenced around approval cycles that do not move at contractor speed.
