What the work involves
Cracks get cleaned out and filled with hot rubberized sealant that stays flexible through the freeze and thaw cycles. It is the highest-value pavement work at this elevation, because it stops water before water becomes ice inside your pavement.
Why it matters at this elevation
Crack sealing is the cheapest insurance in mountain pavement maintenance. The damage that finishes pavement off happens in the base, under the asphalt, and the base gets wet through cracks. Closing them with flexible hot rubber keeps the water out through a season of freezing and thawing.
At roughly 4,900 feet, this is some of the lowest ground we work — a longer season, an earlier start, and a lighter snow load than the higher communities. It is still mountain pavement. Nights drop below freezing well into spring and start again early in fall, so anything that lets water in during those stretches gets punished the same way it does up top.
How the job runs
The kettle work looks simple and the preparation is where the job is won. A crack full of pine needles, old failed filler, or moisture will not hold a bond no matter how good the rubber is. Clean and dry first, then hot material, then let it set.
Verdi pavement specifically

The crack pass is the piece that has to happen before winter. Everything else on a property can wait a season. Open cracks going into the snow cannot.

By looking at it. Condition and square footage drive the scope, so we walk the pavement rather than quoting blind. Call us and we go from there.
What if the weather turns on my scheduled day?
We reschedule. Sealer needs dry pavement and dry hours behind it, and mountain thunderstorms are a fact of July and August. A delayed job beats a rushed one every time, and we will call you rather than surprise you.
