What the work involves

Cracks get cleaned out and filled with hot rubberized sealant that stays flexible through the freeze and thaw cycles. It is the highest-value pavement work at this elevation, because it stops water before water becomes ice inside your pavement.

Why it matters at this elevation

Filling cracks is not cosmetic work. The asphalt is only the wearing surface. The load is carried by the compacted base underneath, and that base fails when it gets wet and freezes. Cracks are how it gets wet, which makes sealing them structural work in everything but name.

Pavement in this range spends a long stretch under snow and then a long stretch cycling between melt and overnight refreeze. The refreeze does the damage. Water that ran into a crack at two in the afternoon is ice by nine at night, and ice takes up more room than the water did.

How the job runs

Not every crack is worth sealing and we will say which. Hairlines get handled by a sealcoat. Openings from about a quarter inch to an inch are the sweet spot. Anything spread into a connected web is telling you about the base, and that is a different conversation.

Rubicon Bay pavement specifically

Residential drives and shared access pavement in heavy timber. Grouping several properties on the same visit is what makes work at this distance practical for everyone.

The pavement behaves like the rest of the shaded West Shore, but the drive means work gets grouped with other jobs on that side rather than treated as a single call-out.

Sealing cracks on this pavement is the cheapest work available and the work that buys the most time. It is also the easiest thing to keep putting off.
